The Next Few Years

Having launched officially on the 11th of September 2014, the team at Homes&Co. Malta are prepared to cater for all your real estate needs!

Where do we begin?

Let's start with Malta, an island positioned in the middle of the Mediterranean Sea!

Malta being as small as it is, has it's pros and cons, same as any other country might have - however change is felt extremely rapidly if not instantly, especially the kind of change that consists of population growth fuelled by migration from various corners of the planet, again Malta being one if the smallest countries in the world and also boasting perhaps the richest history throughout Europe.

To imagine Malta 500 years ago? I can only imagine what life might have been like, Mdina, Valletta, the Three Cities?
The harbours filled with merchant ships from all over Europe and beyond!

What I would do to skip back in time just for one day!

Malta surely possesses  a 'holy grail' of historical secrecy.

Since 2008/9, the wave of migration from various European countries and beyond, for example Africa for instance have persisted without fail.
Slowly but surely, Malta is turning into a multicultural and multi socio-economic metropolis with rapid growth within the real estate and housing market in turn leading to higher rental rates is now an inevatable fact of life.

The team here at Homes&Co. Malta is working behind the scenes day and night in order to consistently refine our services with an ethos towards a flexible and tailor made approach when it comes to Property Management, Interiors, Turnkey, Letting, and Sales in order to offer a complete 'one stop shop' with a consistent and no nonsense approach towards all of our esteemed clientele.

Crypto Currency Continued.... August 2014

Although I have not gone into the deep end of speculating Crypto-Curencies as yet, I have made a 'test' deposit on the most famous web-trading software platform in the world - eToro.

I chose to deposit 50 Euros, and bought my BTC shares - in a nutshell I had absolutely no idea what strategy to have in place in order to make money from my investment. Still quite a few unanswered questions like when do I pull out? What is the 'secret' pattern?
There are professionals who actually make a living by trading in currencies and riding the ups and downs like the crest of a wave, entering at the lowest point of value and pulling out at the highest points.
For me, it was simply speculation in its most basic form - investing some BTC units in hope that the currency will rise in value, at which point I pull out....however no one knows....when!? Or do they??

In basic terms, BTC is a crypto currency. The system works by creating a specific address/password for your online wallet that is accessible only to you. When you transact with friends, trade in business  for a service or a product, you create a special address or password online. This is called the BLOCKCHAIN.

This is quite an intelligent system and many news channels and tabloids have clearly been lobbied to exaggerate or misinform the general public into thinking that the BITCOIN BUBBLE has burst long ago....

Like Christopher Hitchens would write, I would rather sail contrarian to that belief.

The entity that is Satoshi Nakamoto (no one knows if its one man or 10 men or perhaps a woman, tweet)
Satoshi is the designer of Bitcoin. The cryptography was created in a way to record every single transaction from the very beginning. All this information of every single transaction is constantly sent to the users pc, smarthpone, tablet, and very soon BTC ATM. Every new transaction needs the whole transaction history to be 'run' or tested to go through. This avoids 'double spending' and the pure genius of it all is that users aware of BTC existence can actually join this community TODAY and download 'mining programs'!
Mining programs help calculate the complex algorithms to process transaction swiftly and efficiently in exchange for Bitcoin.

Girls and Boys, jump right in and fasten your seat belts. We are in for an interesting ride......

Crypto currencies in Malta

So of late, I have  been including BITCOIN as a regular subject during conversation with various intellectuals in Malta.
To my surprise it seems that in general, we are yet to scratch the surface regarding the power of crypto currencies like BITCOIN. As of today, people hold a total over $6.7 Billion invested within the crypto scene worldwide !!!

With a vast array of other digital crypto currencies and companies like Dell Inc. adopting BTC for over a month now as form of payment with eBay planning to jump onto the BTC train in doing so creating a beautiful ripple effect of awareness to realise the amazing potential of an intelligent and economical system of transacting in this brave new world.

Drop in tomorrow to find out more about crypto currencies where we will be examining this currency and explaining in lamens terms why we are confident that we are looking at the future of money here and NOT just a phase....

Only @ Homes & Co. Malta, proud to be the first Real Estate Service Company to embrace BITCOIN!

Investing in Malta 2014/2015

In general, the demand in Real Estate on the Maltese Islands has been on the rise and at a constant since pre 2008.
Dictating this rise are various defining factors namely population growth fuelled by foreign investment especially and also a scarcity of   s p a c e !

This is an uncommon factor in most other countries since Malta is so small in comparison.

Eventually if the demand keeps rising we will quickly see a surge in prices and also a higher demand in ALL areas of Malta, especially when it comes to letting (rentals).
Be it residential or commercial, the demand here in Malta is astronomical, so much so that the usual suspects - Sliema, St.Julians, Msida, and Gzira are so saturated with tenants that people looking are now considering other areas like Attard, Zebbug, Balzan, Naxxar for long term accommodation. The influx of rental investments in these areas has truly broken all records.

This change is swift and we at Homes & Co. Malta have positioned ourselves systematically to cater for the busiest and most in-demand part of the Maltese Islands, the North East!

Pioneering a brand new Property Mangement concept, together with Interior Design, Professional Turnkey Services, Lettings, and Sales, we are offering a complete One-Stop-Shop for all your professional Real Estate requirements.

Our ethos is a simple one - 'Quality beats quantity day after day at Homes & Co. Malta'

Finding a landlord you trust in Malta

Since the beginning, demand for rental properties has been on the rise on the Maltese Islands season after season, offering a warm hospitality for people from all over the planet!

Now in 2014, we are looking at a large proportion of Maltese Real Estate being leased out to Maltese and foreigners alike.

The trend for Maltese people to rent is growing especially with couples looking to rent before buying however there is still an extreme prejudice against Maltese people renting property especially from the landlords' side.
This is understandable however due to the simple fact that in the old days, a tenant would have much more rights AGAINST the owner of the property (Landlord) when it comes to civil cases such as eviction due to late or no payments for example.

TODAY the environment and community in Malta has changed for the better although still baby steps, nowadays if you yourself are a landlord and have been in a 'sticky' situation with one of your tenants who for some reason or another caused some sort of nuisance to your investment, today is a different kettle of fish altogether.

Fear and uncertainty is still lingering in the minds of landlords to a certain extent however people are quickly learning that the CONTRACT OF LEASE is your 'bible',  so to speak when it comes to being able to operate a legitimate business from property rentals without having any more sleepless nights.

We at Homes & Co. Malta are pioneering a Property Management system where YOU the LANDLORD can realise a minimum of 20% MORE MONEY from your investment (your home).

With SEVERAL YEARS experience within the Maltese Letting Industry we are happy to offer you our unique and specialised service with a truly unique ethos - 'Quality wins day after day vs Quantity @ Homes & Co. Malta
